The Renters’ Rights Act Is Now Law







The Renters’ Rights Act is now officially law and will be implemented on 1st May 2026 — giving landlords less than six months to prepare.
This represents the biggest shake-up the private rented sector has ever seen and marks a fundamental shift in how landlords will be required to manage their properties and tenancies going forward.
The confirmed changes include:
The abolition of Section 21 notices
The end of fixed-term tenancies, moving all tenancies to a periodic structure
New rules around renting to pet owners
Changes to the process and frequency of rent increases
The introduction of a mandatory landlord redress scheme
Tighter enforcement from local authorities, who are already beginning to hire dedicated Renters’ Rights enforcement officers
Alongside this, landlords are still expected to comply with over 170 pieces of existing legislation — and failure to comply with either new or existing regulations will carry serious consequences. These include hefty financial penalties, increased enforcement action, and expanded tenant rights to pursue rent repayment orders of up to two years’ rent.
